With rent guaranteed from the date of settlement rent is paid in advance and is even paid to you when the property isn’t occupied as your tenant is DHA. DHA has standard lease terms of 9 and 12 years however some shorter lease terms of 3 and 6 years may also be offered on occasion.

Upon handing the property back to you DHA will also give the property a spruce up and depending on your lease terms may even replace the carpet and re paint the property.

Unlike conventional investment properties DHA will handle everything from rent payment, property management and day to day maintenance and repairs on your property so you know you have a risk free investment property.

Anyone can be a DHA investor you do not need to be an employee or member of DHA currently. DHA also offer the added benefit of being able to pay your property rates (such as council and water etc) on your behalf to really ensure a stress free investment for you. DHA have strict criteria of what a property must meet to be eligible to be a DHA investment therefore you know your property is a sound investment.

A service fee is charged by DHA each month from your rental payment and includes:

• Property Management
• Market rent reviews
• Repair and maintenance (inclusive of emergency maintenance)
• End of Lease ‘ Make Good’ (where a lease is 6 years or longer DHA will re paint the property internally and where a lease is 9 years or longer DHA will also replace carpet and paint the external structure – except where this is the responsibility of a body corporate)
